Project Detail
Orana Estate is a community title subdivision located in Katoomba, adjoining the World Heritage listed Blue Mountains National Park. The estate comprises 45 residential lots, shared community property, and 5 hectares of protected bushland. The development incorporates extensive WSUD features, including large raingardens designed to detain and filter stormwater before entering the riparian corridor and Conservation Area. Orana Estate represents one of the final major residential development opportunities in the upper Blue Mountains.
Our Role
Benaiah was engaged by CTF Properties to provide end-to-end project management and construction superintendency services. Working within the Land and Environment Court approvals framework, Benaiah successfully delivered:
- 45 residential lots
- Vegetation management and bushland conservation
- Roads, fire trails and utility infrastructure
- Underbored lead-in sewer through a sensitive ecological corridor
- WSUD raingardens with Gross Pollutant Traps (GPTs)
- Dwelling designs developed in compliance with LEC conditions, Bushfire requirements and Estate design controls
